Ocean Front Market --Specifics
There are 36 homes for sale on our local ocean front with a total value of $110,979,679. Sale prices now range from $1.650,000 to $4,895,000.The median price is $2,972,500. All of these prices are lower than last month. Since January 2008 only 8 ocean fronts have sold homes with a median price of $2,237,500. Down from 27 and reduced by $1,000,000 since 2006. We currently have more oceanfront homes for sale than ever before and a buyer's market is present. Our last sale on Pawleys was for $1,265,000. Prices unheard of in years. There are 167 homes for sale off ocean ( 13 lower than last report) with a total value of $184,212,071. Sale prices now range from $270,000 to $3,050,000. The median price is $850,000 which is $145,000 less than in 2006. Since January 2008 we have sold 69 homes ( up 11) with a median price of $655,000 ( down $110,00). Note the current inventory is more than the past 3 years of sales. Buyer's market again.
Condos--Ocean Front
There are 68 oceanfront condos for sale with median price of $411,400 ( down $110,00).
There are 318 condos for sale in our local area of the Waccamaw Neck ( down 53) with median price of $241,950. Lowest price is $88,500
