Ocean Front Market --Specifics

Prices are falling. There are 35 homes for sale on our local ocean front with a total value of $97,492,530. Sale prices now range from $1,101,500 to $4,695,000.The median price is $2,949,000. All of these prices are lower than last quarter. Since January 2008 only 10 ocean fronts have sold homes with a median  price of $1,974,950 down from last quaters $2,237,500.  Down from 27 and reduced by $1,000,000 since 2006.  We currently have more oceanfront homes for sale than ever before and a buyer's market is present. Our last sale on Pawleys was for $1,200,000. Prices unheard of in years. Now is the time to buy your home. There are 167 homes for sale off ocean last November with a total value of $184,212,071. Sale prices  ranged from $270,000 to $3,050,000. The median price was $850,000 which is $145,000 less than in 2006. Now there are 165 with at total value of $255,612,229. Median price is $1,275,000. Condos--Ocean Front

There were 68 oceanfront condos for sale with median price of $411,400 last November, now we have 61 with median price of $465,000

There were 318 condos for sale in our local area of the Waccamaw Neck last November with median price of $241,950. Now there are 392 with median of $239,000

Now is a great time to buy resort real estate. The market has adjusted!
