Ocean Front Market --Specifics
Prices are falling. There are 45 homes for sale on our local ocean front with a total value of $114,253,000. Sale prices now range from $975,000 ( down $500,000 since January 2011) to $4,195,000. The lowest price home is a wonderful Pawleys Ocean front with creek dock for only $975,000.
The median price for Ocean Front is $2,400,000 ( down 95,000 since Jan). All of these prices are lower than last quarter. Since January 2009 only 9 ocean fronts have sold homes with a median price of $1,950,000 down from 2008 of $2,237,500. Down from 27 and reduced by $1,500,000 since 2006. We currently have more oceanfront homes for sale than ever before and a buyer's market is present. A past sale on Pawleys was for $1,200,000. Prices unheard of in years. Off Ocean homes--There are 85 homes for sale off ocean at Litchfield Beaches and Pawleys Island up from 65 in Jan 2011. Sale prices range from $289,000 to $3,195,000 The median price is $755,000 which is $145,000 less than in 2006. And $95,000 less than Jan 2011.
Condos--Ocean Front-There are 68 oceanfront condos for sale with median price of $500,000 down 80,000 fromf Jan 2011. They range in price from $55,000 ( lowest ever) to $2,500,000 Now is a great time to buy resort real estate. The market has adjusted!
